To ensure a wonderful stay for all guests and help us maintain this beautiful property, please review and follow these house rules during your visit.

 

General Property Rules

No Shoes Inside
We are a no-shoes household to keep the inside free of dirt. Please do not wear shoes in the home and keep shoes by the door.

Security
Always ensure the front door is securely closed when leaving and entering.

No Outside Visitors
No outside visitors allowed on the property without prior permission.

Cameras
Cameras are exterior facing and cannot be adjusted without consent.


Smoking & Substances

No Smoking Inside
NO smoking of any kind inside the home. This includes cigarettes, tobacco, marijuana, or any other substances. If you have items with strong odors, please leave them in your vehicle and do not bring them inside. Any evidence or lingering smell of smoking indoors will result in charges for deep cleaning, and any damages to furniture or lost income from impacted bookings.

No Illegal Substances
No illegal substances on the property.


Property Care

Furniture
Furniture must not be moved or adjusted. Moving furniture (beds, sofas, tables, rugs, etc.) may cause damage to the home and creates extra cleaning or safety issues.

Fireplace
DO NOT USE THE FIREPLACE. Please do not remove the heating device inside or attempt to burn firewood in the fireplace.

Grill Usage
If grill is used, please clean it after use and leave it in the same condition you found it. Be sure to turn off the propane tank when you're finished.

Proper Disposal
Please do not flush any sanitary wipes, paper towels, feminine products etc.

Trash Management
This home is in a mountain and rural setting. Please do not leave food or trash outside overnight, as this may attract wildlife. Be sure to clean up and properly discard any outdoor trash before coming in for the night or checking out.

Please wash off all dishes and then correctly place clean dishes in the dishwasher. No need to put dishes back on the cabinet shelves.

Please return the home to the condition it was in when you arrived, e.g., putting away any kitchen items used, returning items or decor moved to its original place, and leaving the space tidy overall.

Place recyclable items into the blue recycling bin.

Close & lock all the windows & doors. Ensure the front door is securely closed behind you when you leave.


Cleaning fees

Extra Cleaning Fee
A standard cleaning fee is included in your reservation to cover routine cleaning after your stay. However, if the property is left excessively dirty or requires additional cleaning beyond normal use (e.g., stained linens, spills on furniture or carpets, strong odors, excessive wall scuffs, pet hair on linens/furniture, not following checkout cleaning instructions), extra cleaning fees may be charged. This helps us maintain a high standard of cleanliness for all guests. We appreciate your cooperation in leaving the space tidy upon departure.

Dogs are allowed on a case by case basis. Nightly pet fee and a refundable pet deposit apply.

 

pet policy

🐾 Please be sure to add your pet to your reservation and include details about your their breed, size, and age. We allow a maximum of one dog per stay.

Note: Service animals are always welcome. However, due to space and safety considerations, we’re unable to accommodate additional pets when a service animal is present.

🐾 We only accept well-behaved, house-trained dogs.

🐾 Do not leave your dog alone at the property unless crated.

🐾 Pets are not allowed on furniture. Please keep pets off all furniture, including the beds—we recommend keeping bedroom doors closed during the day.

🐾 Guests are responsible for cleaning up after their pet, both inside and outside.

🐾 Please supervise your dog when outdoor and do not leave them outside unattended, as wildlife in the surrounding forest may startle or provoke them.

🐾 If your dog tends to dig, please be mindful—guests are responsible for any damage to the property, including to the yard.

We provide food and water bowls, but feel free to bring your own pet bedding.


pet fees

The pet fee in your reservation covers your pet’s stay and accounts for minor, expected wear and tear from a well-behaved and accident-free pet. Think of it like a boarding fee, which includes:

  • Accommodation of your pet

  • General wiping of surfaces to remove light pet hair

  • Basic lint-rolling or minor deodorizing

  • Vacuuming or dusting due to dander

  • Occasional paw prints on hard floors

  • Extra laundry from pet-used blankets or linens (if provided)

  • Basic cleaning associated with shedding or dirt tracked inside

  • Use of pet amenities provided (e.g., bowls or crate)


pet deposit

We require a refundable pet deposit of $300. This deposit is fully refundable and will be processed within 3-5 days of checkout, provided no damage or excessive cleaning is required. If needed, the deposit may be used to cover issues such as pet-related damage, accidents, or extra cleaning required to prepare the home for the next guest:

  • Excessive pet hair on furniture or bedding

  • Pet waste (urine/feces) on rugs, floors, or furniture

  • Strong pet odors requiring deodorizing or deep cleaning

  • Damage to property or furnishings (chewing, scratching, staining)

  • Violation of the pet policy (e.g., failure to disclose pet, allowing pet on furniture)

  • Extra cleaning time or effort beyond standard turnover

We understand that plans can change, and we do our best to offer a fair and transparent cancellation policy:

  • More than 30 days before check-in: Full refund

  • 10–30 days before check-in: 50% refund

  • Less than 10 days before check-in: No refund


grace period

Guests may cancel within 24 hours of booking for a full refund, provided the check-in date is at least 3 days away. This does not apply to non-refundable rate bookings.


cancellation fee

All cancellations (outside of the 24-hour grace period) are subject to a $35 processing fee, which will be deducted from the total refund amount.
