the location

Located in the peaceful hamlet of Grahamsville, in the town of Neversink, this hidden gem is close enough for a spontaneous weekend escape, yet far enough to truly unplug.

The property is set on a dead-end rural road about a mile from the nearest main road, and is surrounded by mature trees and lush layers of fern. With only a few neighbors scattered along the lane, you might not see another soul during your stay. It feels secluded yet remains a short drive from hiking trails, local attractions, and charming mountain hamlets. A gentle creek borders the edge of the home, flowing into a stream just across the quiet country road.

This 2 bed/1.5 bath, 900-square-foot retreat is designed to immerse you in nature. Expansive windows showcase sweeping forest views, fostering a sense of tranquility and connection to the outdoors. Throughout the home, expansive windows offer breathtaking woodland views and vibrant seasonal foliage from every room.

The open-concept living area features striking pine beam ceilings, blending warmth and character to the space. The pristine white kitchen is equipped with stainless steel appliances, a farmhouse sink, and sleek fixtures—perfect for preparing meals while taking in the views through the picture window.

The dining area seats four comfortably, offering a front-row seat to nature and making every meal feel like a special occasion. The living room is furnished with modern pieces, including plush accent chairs and a cozy sofa, all arranged to highlight the stunning scenery.

You’ll find a grill for al fresco meals on the deck, a fire pit for stargazing and s’mores, and a hammock perfect for lazy afternoon naps. Whether you’re sipping your morning coffee surrounded by trees or gathering with loved ones as the sun sets, this peaceful, private setting invites you to slow down and savor the moment.


guest access

You’ll be the only guest on the entire 2.54-acre property—there are no other guests onsite—ensuring a private and peaceful experience. You'll have full access to the main house, and the surrounding land and wooded areas.

Note: There are two outbuildings on the property—an old garage and a shed—used for storage only. For your safety, these buildings are not available for guest use and should not be accessed during your stay.

the town

The name Neversink is derived from the Lenape word "nkëchehòsi sipu," meaning "crazy river." In 1941, the New York City Board of Water Supply condemned (and flooded) the original site of Neversink to make way for the Neversink Reservoir. The town was relocated to its present location along Route 55. The Neversink Reservoir, one of the largest man-made reservoirs in the Catskills, has been providing water to New York City since 1953.
